How to run the ParcWork walkthrough
What ParcWork is
ParcWork is the execution layer for property management — it runs the relentless manual work end-to-end instead of handing a manager another dashboard to staff.
The bottleneck in this business is labor: the norm is ~40 doors per full-time hire, so growth means hiring and margins stay near 10%. ParcWork runs the maintenance, leasing, vendor, turn, and owner work itself — whatever system of record you already use — so one team supervises far more doors.
It escalates only the legally-gated calls (Fair-Housing, screening, pricing, emergency safety) — that discipline is the moat. The big platforms bolt AI onto their own system-of-record and lock you to it; leasing-only tools only do leasing for large complexes.
Every external message stays a draft until a human approves it.
Walkthrough — 6 branches
Click each ticket, take the action, watch the result.
- Open T-101, review the triage (water + electrical risk), then Approve dispatch.
- A vendor work order draft appears, tenant and owner update drafts are generated, and the timeline logs the approval.
- Open T-104 and approve the batch handling.
- A handyman batch route is created with routine, no-emergency language — nothing reads as urgent.
- Open T-103 and click Request more info.
- A tenant draft asks for a photo and standing-water detail. No work order is created yet.
- Open T-102, edit the dispatch note, and add "after tenant confirms access window".
- The drafts and audit note reflect the edited access condition.
- Open T-108 and reject the wrong vendor recommendation.
- GateWorks Access Control is promoted to the #1 vendor; the tenant draft says the team is confirming the vendor.
- Open T-106 and mark the first vendor unavailable.
- The alternate vendor (Ace Handyman) is promoted to the top recommendation with a reason.
Lease Agent — runs the leasing labor, escalates the legal calls
A leasing department that runs without adding a leasing hire — screening, pricing, and Fair-Housing stay your call.
- Open Leasing → Lease Agent — the activity feed shows what the agent did on its own: replied to a Zillow lead in under 2 minutes, chased a stalled application, re-engaged a tour no-show.
- Open Screening — the agent lays an applicant out against the published criteria and recommends, but YOU click Approve or Decline. It never auto-decides.
- Notice the adverse-action draft — for a declined applicant the FCRA notice is pre-drafted but marked 'never sent' until you authorize it.
- Spot the flagged accommodation request — an emotional-support-animal question is routed to a human, never auto-answered (Fair Housing).
- Open Renewals — expiring leases are flagged early with a drafted offer; the manager sets the rent.
Deal Engine — find → win → run
The distressed-lead layer that feeds the command center.
- Find — open Deals for an open-source map of distressed Miami leads, clustered and colored by motivation.
- Score — click a lead to see why it scored (stacked distress signals + an equity gate), all owner data clearly demo-fake.
- Outreach — draft a seller letter/SMS; it stays a draft and is never sent.
- Pipeline — move the lead through the acquisition board (New → … → Acquired).
- Handoff — Mark acquired promotes it into a managed property with onboarding work orders in the Work Queue.
Guardrails
What this demo will never do.
- Fake fixture data only — no real tenant, owner, vendor, or property data.
- All tenant, owner, and vendor messages are draft-only and are never sent.
- No payments, billing, or Stripe.
- No production auth or roles.
- No real PMS integration or live database.
- Leasing: the agent never auto-approves or auto-declines an applicant, never sets rent, and routes every Fair-Housing / accommodation question to a human. Adverse-action notices are pre-drafted but never sent without authorization.
- Distressed-lead data is fixture-only — no real owner data, no skip-trace, no legal or foreclosure advice.
- No partner-rights, pricing, exclusivity, or revenue-share claims.
